As part of our one-stop-shop services, the owner of Built By Engineers, Brian Collier, can assist you in locating the property that suits your needs in South Western Ontario. We know the costs for building permits and site plan applications, development levies, and taxation rates. This will play a large part in your initial investment costs and overhead structure as your business grows.
Should you wish to source an existing building, we have solid relationships with local Real Estate firms. Our knowledge of construction costs and our ability to produce extremely quick estimates will greatly assist you as a part of your cost/benefit analysis when comparing properties.
We also offer services for re-zoning applications, municipal committee of adjustment applications, and local contacts for project financing.

Our sub-trades are involved in the design of all our projects. Having sub-trades with expertise in their respective fields ensures we are able to take advantage of the latest construction practices and materials; while maintaining adherence to all applicable building code requirements.
Shortened Construction Schedules
We have never missed a deadline. We specialize in condensing schedules to meet fast-track requirements without comprising the finished product. By using Network Diagrams and CPM methodologies we are able to identify the critical scheduling activities so that the required deadlines are met.

All of our employees are trained to recognize and correct all site safety hazards, and as a member of the WSIB Safety Group, we work with and implement all of the prevention and education initiatives which are incorporated into our company policies and procedures.
To ensure the success of our safety program, we also have highly reputable independent consultants who conduct regular safety audits on all of our projects.

Engineers Managing your Interests
From concept to completion, an engineer is involved in each and every stage of the project; from conceptual design and site investigations, to Site Plan / Building Permit applications, through to construction and occupancy. Senior management are also heavily involved in all project stages, giving our clients peace of mind, knowing that their project is being managed and engineered to the highest standard.

Each project and every client is different. We have staff with experience in designing and constructing more than 200 projects throughout South Western Ontario. With this experience we are able to implement "Value Engineering," (Value Engineering: a method that allows for alternate designs and materials to reduce project costs throughout each stage of the project.)

CONVENTIONAL AND PRE-ENGINEERED BUILDINGS
There are two primary types of building that can be constructed; Conventional or
Pre-Engineered. We have provided a brief description of each below to assist you with understanding what you require.
1. Conventional Building Construction
Conventional buildings consist of a flat roof, such as tar and gravel; steel columns, beams, and joists form the primary structure; and girts form the secondary structure. HVAC equipment is normally placed on the roof as are penetrations to handle roof water and runoff.
2. Pre-Engineered Building Construction
A pre-engineered building consists of a sloped metal roof; with steel columns / frames forming the primary structure; purlins and girts forming the secondary structure. HVAC equipment is normally placed inside the building and gutters/downspouts send the roof water to grade or to underground systems. We are an authorized dealer for Steelway Building Systems; a privately owned Canadian company which manufactures steel building systems.
Both types of building constructions can use the following systems to form the building envelope:

Renovations and Retrofits require a solid knowledge of building code, engineering, and construction methodologies. Whether it is as simple as adding a washroom to an office or installing a machine foundation; or it is as complicated as raising the height of an existing building, we have the design and construction capabilities at your disposal.
This is an area where we offer solid value to our clients. Not only do we have expertise in building architecture and construction, we are also experts in land evaluation and civil / municipal design. One of the major project costs is the development of the property outside the building. From soil and environmental investigations through to parking requirements and site infrastructure, we can provide all of this information to you on any site showing cost implications in a minimal amount of time. Why? Because we have the engineering, estimating, and construction experience all under one roof!
In terms of interior finishing, we are referring to creating a finished space for office or commercial use. We offer functional programming (space planning) services to take into account how your business operates.
HOW WE BUILD IT
Design Build
Qualified professionals develop all designs within our office. The project is usually quoted as a lump sum price. Design-Build offers many advantages over other project delivery methods for the owner including:
1. Single Source Responsibility - The design, permitting, and construction is fast tracked from the idea that both the designers and constructors are part of one team. In our case, we offer the further advantage that all parties are employed by Built By Engineers.
2. Minimizing Risk - Besides the owner's request to change the building, and absent site conditions beyond the builders control, there are no "extras." If we miss something that is required, you will not be charged, unlike the traditional General Contracting method.
3. Value Engineering - We offers expertise in both design and construction, which results in major savings to the owner by implementing "Value Engineering." Value Engineering allows us to involve the owner on cost saving strategies, alternate materials, etc. while maintaining perspective on the final product.
4. Cost Savings - Our design fees are far below what you would pay for consulting engineers to construct your project. Savings can be as high as 10% of the project costs.

Built by Engineers incorporates the following design criteria into all of its building designs to reduce the following: building life cycle costs, improve energy efficiency, water consumption, maintaining more efficient temperature stratification and air quality. It is done in a way that minimizes the disposal of unused construction materials and transportation costs.
Our projects incorporate strategies to minimize environmental impacts. Through the use of recycled materials, local products, energy efficient systems for plumbing, electrical and heating we significantly reduce transportation costs and waste.

ABOUT THE FOUNDER
Brian Collier, P.Eng
President
Built by Engineers Construction was founded by Brian Collier, P.Eng.
With a deep and diverse background in civil engineering and building architecture, Brian has been designing and constructing commercial and industrial buildings in South Western Ontario for 15 years. His early career as an engineer was spent with one of the largest engineering consultants in Western Canada, Reid Crowther and Partners Limited. During his time there he gained extensive experience in project management with a specialization in scheduling and Critical Path Methodology. He supervised multi-discipline engineering teams as a part of delivering industrial building, engineering, and construction services in the Food and Beverage, Manufacturing, Transportation, and Heavy Industrial market sectors.
In 1999, he relocated to Cambridge, Ontario to assume the role of Project Manager and Engineer at Granval Construction where he designed and managed the production of many industrial and commercial buildings for the following 8 years.
In 2007, Brian co-founded Spec Construction Inc., a local general contracting company. As one of the main principles, he supervised an office team to design and build over $35,000,000 worth of commercial and industrial buildings. He has achieved the highest credentials in both large and complex building design reviews. He specialized in five designations under the provincially implemented BCIN program: plumbing, small buildings, large buildings, complex buildings, and structural design.
Brian has an extensive background with Greenfield developments, pre-engineered and conventional building construction, and an excellent ability to undertake and solve complex structural problems and retrofits to existing structures.
